Utah's New Detached ADU Law Takes Effect October 1

Thursday, October 1, 2026 · States · GSM News

[SALT LAKE CITY] Utah's SB 284 took effect October 1, loosening restrictions on detached accessory dwelling units (ADUs), EIN and Ironwood reported. The law requires cities to let homeowners build standalone backyard cottages on their lots, for rental or family use.

Supporters say the law will ease Utah's housing shortage and give seniors and young families affordable options; some cities worry about infrastructure and parking strain and want matching state funding.

The state said it will issue model ordinances to help cities update local codes by year's end. Housing experts expect the law to significantly expand Utah's ADU supply in the coming years.
