Las Vegas Housing Market in October: Half of Listings Cut Prices as Buyers Gain Leverage

Las Vegas is a city in Clark County, Nevada. October data on the Las Vegas Valley housing market tells a two-sided story: plenty of listings and widespread price cuts, yet closing prices remain firm — buyers hold the most leverage in years, but it's not quite a fire sale.
As of October 4, Las Vegas, Henderson and North Las Vegas had 10,380 houses, condos and townhomes for sale — about 5.0 months of supply, in the range economists call balanced. Roughly 49% of 700 sampled listings carried a price cut, rising to two-thirds for homes listed 60-plus days.
But closings stay strong: a 300-sale sample from June–August closed at a 97.8% median of original asking price. The takeaway — press hardest on aged, reduced listings.
The 30-year mortgage rate hit 7.28% in early October, up from 6.69% eight weeks earlier. August's median single-family price was $475,000 (down 1% year over year); two-thirds of sales included seller concessions.
