After Nine Years Dark: Miami Beach Landmark Tides Hotel to Reopen in November

Monday, October 12, 2026 · City · GSM News

MIAMI BEACH — Miami is a city in Miami-Dade County, Florida. A landmark Art Deco hotel on Ocean Drive is about to wake up after nine years of silence. The Tides Hotel, a 13-story property originally built in 1936, has been closed since September 2017, when Hurricane Irma caused significant structural damage. It is now slated to welcome guests again in November 2026 after a comprehensive renovation led by its new owner, Safe Harbor Capital Partners.

The road to revival was marked by a protracted legal battle with the former owners, the Chetrit Group, which acquired the hotel in 2011 and took out a $45 million mortgage from Ocean Bank in 2014. After the hurricane, the shuttered property became entangled in disputes over insurance proceeds and loan repayment, culminating in a $95.6 million judgment against the former owners. Safe Harbor acquired the loan in 2021, won a court ruling in November 2025, and secured the hotel at a foreclosure auction in March 2026.

Safe Harbor has now secured about $44 million in financing from the Maxim Credit Group to restore the 45-room landmark, modernizing its facilities while preserving its historic Art Deco character, and is negotiating with hospitality operators and chefs on a new food and beverage program.

The Tides has long been a fixture of the Miami Beach landscape, famously hosting Marilyn Monroe, Jennifer Lopez, and Ben Affleck. A $35 million renovation in 1997 reduced its room count from 115 to 45 larger suites, followed by a $7 million upgrade in 2008. The November reopening aims to restore its status as a prominent Ocean Drive destination — ending nearly a decade of vacancy.
