Freddie Mac Weekly Survey: 30-Year Mortgage Rate Holds at 7.40%, Still at Its Highest Since November 2023
McLean, Virginia — Freddie Mac on October 15 released the results of its weekly Primary Mortgage Market Survey (PMMS) from its headquarters in McLean, Virginia. For the week ending October 15, 2026, the average rate on a 30-year fixed-rate mortgage in the United States was 7.40 percent, unchanged from the previous week, while the 15-year fixed-rate mortgage averaged 6.71 percent, down 0.02 percentage points from 6.73 percent a week earlier. A year ago at this time, the 30-year fixed rate averaged 6.27 percent, 1.13 percentage points below this week's level. Sam Khater, Freddie Mac's chief economist, said the average 30-year fixed-rate mortgage remained unchanged this week. The PMMS covers conventional, conforming, fully amortizing home purchase loans for borrowers who put 20 percent down and have excellent credit, and its data series dates back to 1971.
According to Realtor.com, the 7.40 percent average remains the highest level since November 2023. The September Consumer Price Index, released on Wednesday, October 14, rose 3.7 percent from a year earlier, up from 3.4 percent the prior month, and on Thursday morning the yield on the 10-year U.S. Treasury note, which mortgage rates closely track, fell about 13 basis points to 5.06 percent. On a $500,000, 30-year fixed-rate loan, the monthly principal-and-interest payment at 7.40 percent is about $3,462, compared with about $3,085 at the year-ago rate of 6.27 percent, a difference of roughly $377 a month.
Realtor.com economist Jiayi Xu said mortgage rates are unlikely to ease anytime soon, and that bringing inflation under control would pave the way for lower rates and improved affordability, according to Realtor.com. Freddie Mac, headquartered in McLean, Virginia, is one of the principal institutions in the U.S. secondary mortgage market, and its PMMS is among the most closely watched benchmarks for American mortgage rates.
