Houston Single-Family Home Sales Fall 5.7% in September to 7,030 as the Median Price Holds at $325,000

The Houston Association of Realtors (HAR) reported in its September market update, released October 14, that 7,030 single-family homes were sold across the Greater Houston area in September 2026, a decline of 5.7% from the same month a year earlier. The median sales price was $325,000, down just 0.3% from $325,990 in September 2025.
The average price of a single-family home rose slightly to $421,311, up 0.7% from $418,256 a year earlier. As sales slowed, the selection of available homes grew, giving buyers more time to compare properties and negotiate than in the more competitive market of recent years.
Mortgage rates remain the backdrop: Freddie Mac's weekly survey on October 15 put the average 30-year fixed rate at 7.40%, unchanged from the week before and up from 6.27% a year ago. HAR's figures cover Houston-area communities including Katy, Cypress, Sugar Land, Richmond, Pearland, The Woodlands and Spring.
