Redlands, California Planning Commission Takes Up 255-Home Pioneer Park Project on October 27

Tuesday, October 27, 2026 · California · GSM News

Redlands, San Bernardino County, California: The Redlands Planning Commission is scheduled to consider the Pioneer Park development on October 27. Developer Redlands Pioneer Partners proposes converting about 35 acres near the 210 Freeway into a residential neighborhood of 255 two-story single-family homes plus one eight-unit multifamily building, 263 homes in total.

According to the City of Redlands Major Projects List and the project's environmental documents, the site lies on both sides of Tennessee Street between West San Bernardino Avenue and West Pioneer Avenue. The application covers a General Plan amendment, an amendment to Pioneer Park Specific Plan No. 67, a street vacation and Tentative Tract Map No. 20797: 255 single-family lots ranging from 2,006 to 6,256 square feet (2,737 on average), one 0.41-acre multifamily lot, and 13 lettered lots totaling 4.54 acres for open space and stormwater treatment, with about 8.62 acres dedicated as public right-of-way. The existing Tennessee Street segment through the site would be vacated and replaced by a new New York Street along the east side. The city has prepared a Mitigated Negative Declaration; the Initial Study was circulated for public review from June 9 to July 9, 2026.

Local outlet Community Forward Redlands reported the item was postponed from the commission's October 13 meeting to October 27. The project converts roughly 35 acres of commercial land to residential use, requires several land-use changes, and will ultimately need City Council approval. The city planner assigned to the project is Kevin Beery.
