Singapore: November BTO Exercise to Offer About 7,960 Flats, Sembawang Project Waits Under Three Years

Sunday, November 1, 2026 · World · GSM News

Singapore's Housing and Development Board (HDB) announced on November 1 the details of its November Build-To-Order (BTO) sales exercise, the final one of the year, planned to offer approximately 7,960 flats across seven projects. The Sembawang Anchor project, in the new Sembawang North housing area between Admiralty Lane and Sembawang Drive, will offer 1,310 flats with a waiting time of two years and 10 months.

Buyers willing to wait four months longer will have another 1,565 flats at Bayshore Oasis in Bedok and Plantation Dew in Tengah, each with a waiting time of three years and two months. Sembawang Anchor comprises six residential blocks offering 2-room Flexi, 3-room, 4-room and 5-room flats.

The launch will bring the year's supply of flats with waiting times below three years to 4,661, exceeding HDB's target of more than 4,000. HDB classifies flats with waits of less than three years as shorter waiting time (SWT) flats, and Sembawang Anchor qualifies at 34 months.

The exercise will also introduce higher income ceilings of S$16,000 for families and S$8,000 for singles, applying equally to Singapore's ethnic Chinese families buying homes under the new arrangements.
