Comstock Signs Deal to Acquire The Ascher, a 672-Unit Charlotte Community: Closing Expected in Fourth Quarter

Comstock Holding Companies, Inc. (Nasdaq: CHCI), a real estate company based in Reston, Virginia, announced on November 2 that it has entered into a purchase agreement to acquire The Ascher, a Class A multifamily community in Uptown Charlotte, in Mecklenburg County, North Carolina, with closing expected in the fourth quarter of 2026.
Located between Uptown Charlotte and the historic Fourth Ward, within walking distance of a LYNX Blue Line rail station and near Bank of America, Wells Fargo, Truist, and Duke Energy, The Ascher opened in 2016 and comprises two 24-story residential towers with 672 units in studio through three-bedroom floor plans, approximately 13,000 square feet of ground-floor retail, and a controlled-access parking garage with more than 900 spaces. Amenities include a shared sixth-floor rooftop courtyard, a private rooftop pool and sky terrace for each tower, a fitness center, and a clubhouse and lounge. The company did not disclose the total purchase price.
Comstock and its institutional partner have completed transaction due diligence and entered into an expense sharing agreement under which each party covers transaction expenses on a pari passu basis. The company has posted a $2.0 million contract deposit, which will be retained by the seller and credited to the purchase price at closing. Before closing, Comstock will develop a comprehensive plan for upgrades and refurbishments to enhance the property's value and position it to compete with newer residential developments in Charlotte.
The deal is Comstock's first multifamily acquisition in North Carolina and the third acquisition in 2026 under its Institutional Venture Platform (IVP), following The Reed and Woodland Pointe. The platform pairs the company's operating expertise with institutional capital looking to co-invest; IVP acquisitions are generally structured as joint ventures in which the institutional partner provides 80% to 95% of the equity required, while Comstock typically retains a minority equity interest and provides real estate services, growing recurring fee-based revenue through asset and property management.
Chairman and Chief Executive Officer Christopher Clemente said The Ascher is a rare opportunity to acquire a value-add, commuter-friendly high-rise community in the heart of one of the strongest, most dynamic urban cores in the Southeast, and that the expansion into North Carolina underscores the strength of the IVP platform and extends Comstock's vertically integrated operating platform into a new, high-growth market.
