Mortgage Rates Fall for a Third Straight Week: 30-Year Fixed Drops to 7.18%, 15-Year to 6.57%

Freddie Mac released the results of its Primary Mortgage Market Survey (PMMS) on November 5, 2026, showing the 30-year fixed-rate mortgage averaged 7.18% as of November 5, down from 7.24% last week, a third consecutive weekly decline. The 15-year fixed-rate mortgage averaged 6.57%, down from 6.60% last week.
The weekly survey, released from McLean, Virginia, is one of the most widely cited benchmarks for U.S. mortgage rates. The 30-year average stood at 7.32% in the October 22 survey and 7.24% in the October 29 survey, a cumulative drop of 14 basis points over three weeks.
Rates remain well above year-ago levels. A year ago at this time, the 30-year fixed-rate mortgage averaged 6.22% and the 15-year averaged 5.50%, 96 and 107 basis points below this week's readings, respectively.
"Mortgage rates continued their downward trajectory this week, improving the environment for prospective homebuyers against a backdrop of strong economic growth," said Sam Khater, Freddie Mac's Chief Economist.
Freddie Mac said the PMMS is focused on conventional, conforming, fully amortizing home purchase loans for borrowers who put 20% down and have excellent credit.
