Realtor.com October Report: Median List Price $415,000, Inventory Up 7.4% Year Over Year

Austin — Realtor.com released its October housing market report on Nov. 4, putting the national median list price at $415,000, down 2.2% from a year earlier for a 12th straight month of annual declines. Active inventory reached 1,183,500 homes, up 7.4% year over year, the fastest growth in eight months and a fourth consecutive monthly increase.
The report said the gap between current inventory and typical pre-pandemic levels narrowed to 6.7%, the smallest since the pandemic. New listings totaled 357,000 in October, down 7.5% from a year earlier, while pending home sales fell 10.5%, a sign that many buyers and sellers are still holding back.
Homes spent a median of 63 days on the market in October, one day longer than a year earlier, and the median list price per square foot was $222, down 1.5% year over year.
Realtor.com's monthly report, based on listing and market data from its platform, is one of the most widely watched gauges of supply and demand in the U.S. housing market.
