Realtor.com Weekly Data: Homes for Sale Up 8% From a Year Ago in the Fastest Growth Since Late January, New Listings Down 1.5% and the Median Asking Price Slips to $414,000

Realtor.com's Economic Research team released its Weekly Housing Trends update for the week ending October 24 on October 29: the number of homes for sale rose 8.0% compared to a year ago, the highest weekly growth rate since late January. Inventory has been building momentum throughout the fall, rising from roughly 4% year-over-year growth in late August to 8% now; year to date, active inventory is up 4.8%.

The pickup is not being driven by a flood of new sellers, the report said. With mortgage rates topping 7%, hesitation is spreading across both sides of the market: buyers are pulling back, homes sit longer, and unsold listings accumulate.

New listings fell 1.5% year over year, with the year-to-date change at -0.3%. Realtor.com noted that the prices the market will bear are less appealing to sellers than when mortgage rates were lower, and the gap between current rates and the low rates many would-be sellers hold makes relocating less attractive.

On prices, the median listing price dropped to $414,000, down 1.4% from the same week last year; listing prices have now been negative on a year-over-year basis for 41 consecutive weeks. The median price per square foot fell 1.3% year over year, and year-to-date median listing prices sit 1.9% below 2025 levels. The share of listings with price cuts has hit a four-year high, the team added.

Median days on market came in at 64 days, with homes selling one day slower than the same time last year, snapping a streak of faster or matching pace that had held since late May; year to date, time on market remains two days behind last year's pace. Realtor.com said buyers' retreat could be an early signal of a broader slowdown, and advised budget-sensitive buyers to prepare so they can move when the right opportunity arises.
