Plan for 391-Unit Miami Tower Includes 156 Affordable Homes, Workforce Units and Possible Fire Station

Saturday, October 17, 2026 · City · GSM News

Miami is a city in Miami-Dade County, Florida. Florida YIMBY reported on October 17 that ACRE Communities has unveiled plans for a high-rise residential venture in Miami with 391 residences, spanning one- to three-bedroom floor plans averaging about 780 square feet.

Forty percent of the homes, 156 units, would be designated affordable housing for households earning up to 60 percent of the area median income, and another 12 percent, 47 units, would be workforce housing for households earning up to 120 percent of AMI. Miami-Dade County's median income was $87,200 as of 2025. Unlike many mixed-use ventures, the project would not include retail; instead, its ground floor could host a 13,000-square-foot fire station, and it would provide 432 parking spots for residential and public use.

The venture, planned for 604 NW 1st Avenue and 25 NW 6th Street on a two-parcel, 0.8-acre site, is in its beginning stages, with construction potentially starting in 2028 and concluding by summer 2030.
