Denver Approves Barnum Rezoning for Affordable Homeownership Pilot

Monday, October 19, 2026 · City · GSM News

Denver is a city in Denver County, Colorado (a consolidated city-county). The Denver City Council approved a rezoning application on Oct. 13 allowing an affordable homeownership pilot project in the Barnum neighborhood; the mayor signed the approval on Oct. 15. The parcels include 76 N. Hazel Court, 80-90 N. Yates Street and 4519 W. 3rd Avenue.

The rezoning changes the parcels from E-SU-Dx (single-unit) to E-TU-C (two-unit) zoning, with a height limit of 2.5 stories and no more than 30 feet, according to the city staff report. The project, the 'SF+ Affordable Homeownership Pilot,' is a partnership between Habitat for Humanity and the Denver Housing Authority (DHA). The plan calls for 10 affordable for-sale homes on 10 pilot parcels, reserved for buyers earning no more than 80% of area median income and held in a 99-year community land trust to keep prices affordable long-term.
