Redevelopment Plan for Detroit's Renaissance Center Proposes 934 Homes and New Riverfront Public Space

DETROIT, Michigan — A redevelopment plan for Detroit's landmark Renaissance Center was unveiled this week in Wayne County, Michigan. Developer Dan Gilbert has committed $1 billion through a nonprofit to back the project, which proposes 934 mixed-income homes, an 858-room hotel with an observation deck, and more than 470,000 square feet of commercial space.
The plan also calls for roughly 17 to 18 acres of new civic space, including parks, plazas and a riverfront marina district. Developers project more than 8,000 construction jobs and about 2,600 permanent jobs; public incentives total roughly $548 million, including up to $300 million through the Transformational Brownfield program and $75 million from the Downtown Development Authority.
Mayor Mary Sheffield and Governor Gretchen Whitmer have both voiced support. Built in the 1970s, the Renaissance Center anchors Detroit's skyline; General Motors in 2024 committed to return its related profits to Detroit education. (GSM, based on local media reporting)
