Wyandotte County and Kansas City, Kansas Settle Chiefs Stadium Lawsuit; Local Control over Surrounding Development Preserved

Tuesday, October 27, 2026 · States · GSM News

Kansas City, Wyandotte County, Kansas — The Unified Government of Wyandotte County/Kansas City and the Wyandotte County Board of Public Utilities reached a settlement on October 27 in the lawsuit over the Kansas City Chiefs' new stadium, clarifying local jurisdiction over development around the stadium. Under the settlement, the Unified Government and the Board of Public Utilities will retain jurisdiction over development around the stadium, including local planning and zoning and the Board's payment-in-lieu-of-taxes arrangements; the stadium and its parking areas will be state facilities owned by the Kansas Sports Facilities Authority, not subject to local zoning or building codes, and leased to the Chiefs for $7 million per year. The Unified Government's local pledge area will apply only within the stadium, parking and ancillary development areas. The settlement also covers cooperation between the Board of Public Utilities and Evergy on electric service for the stadium and outlines how utilities will work together. The Unified Government said the collaboration of recent days has been a game changer. The settlement draws boundaries around the local-control dispute; construction and development timelines will follow from the project parties.
