North Carolina: Starter Homes Rise to 31.1% of Charlotte Listings, Bucking the National Trend, Oct. 30 Study Finds

Charlotte, Mecklenburg County, North Carolina — Starter homes have risen to 31.1% of active listings in the Charlotte-Concord metro area, bucking the national trend, according to a Realtor.com study released Oct. 30.

The study defines a starter home as one priced at roughly 80% of a metro area's median list price. Nationally, the starter-home share fell from 38.1% in August 2019 to 36.2% in August 2026, while the Charlotte metro's share dipped from 30.1% in 2019 to 29.1% in 2022 before rebounding to 31.1% in 2026 — a cumulative gain of 1.0 percentage point since 2019. The study says the growing supply of starter homes means more choices for first-time buyers.

On rents, the median rent in the Charlotte-Concord market was $1,491 a month as of July 2026, down 2.30% year over year, and the monthly saving from renting rather than buying remains comparatively large among the 50 largest U.S. metros. Realtor.com's July rent report also found that across the 50 largest metros, buying a starter home costs on average $858 more per month than renting. With the Charlotte metro's population still growing, housing affordability remains a local issue, and the rising starter-home share is seen as a sign the market is tilting toward first-time buyers.
