California Home Sales Fall 6.5% in September as Median Price Holds at $899,720

California existing single-family home sales totaled 260,410 in September on a seasonally adjusted annualized rate, down 3.4 percent from August and down 6.5 percent from September 2025, the California Association of Realtors (C.A.R.) reported on October 19. Sales stayed below the 300,000-unit benchmark for the 48th consecutive month. The statewide median price was $899,720, down 0.2 percent from August and up 1.7 percent from a year earlier, a fifth straight month of annual gains.

C.A.R. President Tamara Suminski said the market feels less rushed heading into fall, giving buyers more time to consider their options; mortgage rates and affordability remain challenging, but easing competition gives well-prepared buyers more room to negotiate.

Regionally, Southern California recorded the largest annual sales decline at 9.1 percent, with a median price of $895,000, up 3.0 percent year over year. Los Angeles County's median was $994,670, up 1.2 percent, as sales fell 10.9 percent; Orange County's median reached $1.48 million, up 5.6 percent; Riverside County's median was $620,000, down 0.6 percent, with sales down 12.7 percent; and San Diego County's median was $1.05 million, up 6.1 percent.

The Unsold Inventory Index held at 3.7 months, slightly above 3.6 months a year earlier, and active listings rose 0.5 percent year over year, the first annual increase in eight months. C.A.R. Senior Vice President and Chief Economist Jordan Levine said September's decline in pending sales suggests further softening in closed transactions in the coming months, while the mortgage rate lock-in effect continues to constrain new listings and limited inventory cushions prices.
