Fannie Mae Home Price Index Rises 3.4% Year Over Year in the Third Quarter

Friday, November 6, 2026 · Real Estate · GSM News

Fannie Mae published its third-quarter Home Price Index (FNM-HPI) on October 7, showing that U.S. single-family home prices rose 3.4 percent from a year earlier, up from 3.2 percent annual growth in the second quarter. On a seasonally adjusted basis, prices rose 0.9 percent from the second quarter, also faster than the prior quarter's 0.5 percent gain; the non-seasonally adjusted quarterly increase was 0.3 percent.

The Fannie Mae HPI is a national repeat-transaction index, aggregated from county-level data, that measures price changes for the same single-family properties over time and excludes condominiums, so it tracks changes in the value of the existing stock rather than shifts in the mix of homes sold.

The reading is in line with the FHFA and S&P Case-Shiller indexes: prices are still rising nationally, but annual growth has slowed well below the pace of a few years ago. With mortgage rates elevated and existing-home sales subdued, limited for-sale inventory remains the main force supporting prices. (Source: Fannie Mae)
