U.S. house prices rose 0.3 percent in August 2026 from the previous month on a seasonally adjusted basis, according to the House Price Index released by the Federal Housing Finance Agency on October 27, and rose 2.4 percent from August 2025 to August 2026. The previously reported 0.3 percent price increase in July was revised down to 0.2 percent. The next report will be released on November 24, 2026, with monthly data through September and quarterly data through the third quarter.

Regional results diverged more than the national figure suggests. For the nine census divisions, seasonally adjusted monthly changes ranged from a 0.8 percent decline in the New England division to a 2.1 percent increase in the East South Central division. The 12-month changes also spread out, from 0.5 percent in the Mountain division to 4.4 percent in the East North Central division, the strongest of the nine.

The FHFA House Price Index tracks changes in single-family home values across the United States, with data extending back to the mid-1970s, covering all 50 states and more than 400 American cities, and drawing on more than 100 million home sales and refinance transactions using a weighted repeat-sales methodology. Its flagship index uses seasonally adjusted, purchase-only data from Fannie Mae and Freddie Mac, so it mainly reflects prices for homes bought with conventional conforming mortgages.

The Federal Housing Finance Agency regulates Fannie Mae, Freddie Mac and the 11 Federal Home Loan Banks, government-sponsored enterprises that provide more than $8.7 trillion in funding for U.S. mortgage markets and financial institutions. All of the indexes, including their historic values and future release dates, are available on the agency's House Price Index page. (Source: Federal Housing Finance Agency)
