LA County Median Rent Falls 3.6% to $2,554 in Q3; Buying Still Costs $4,716 More a Month Than Renting

LOS ANGELES — Realtor.com's third-quarter 2026 Los Angeles rental report, released October 29, puts the median asking rent in Los Angeles County, California, at $2,554 a month — down $96, or 3.6 percent, from a year earlier, and 11.7 percent below its 2022 peak, a multiyear low. In the city of Los Angeles, the median asking rent fell 3.3 percent to $2,708. By unit size, rents for 0- to 2-bedroom units posted a median of $2,239, down 3.8 percent, softening fastest.

New supply is the main driver: a wave of completed apartment buildings has given renters more options and made landlords more cautious on pricing. Even so, affordability remains strained — a renter in the city of Los Angeles would need an annual income of about $108,320 to keep the median rent at or below the recommended 30 percent of income.

The rent-versus-buy gap is still enormous. Under Realtor.com's model (10 percent down, including estimated property taxes, insurance and HOA fees), buying a median-priced Los Angeles County home cost about $7,270 a month in the quarter — $4,716 more than the median asking rent. With mortgage rates elevated and the gap that wide, many households are likely to keep renting longer, supporting leasing demand in the near term.

The report measures asking rents on properties listed on Realtor.com — apartments, condos, townhouses and single-family rentals — rather than executed leases.
