Wildfire Resilience Loans Launch in California: Up to $50,000 From 5.99% to Fire-Harden Homes and Restore Insurability

SAN FRANCISCO — Madronus Wildfire Defense and the nonprofit Neighborhood Partnership Housing Services (NPHS) announced a partnership on October 29 to make wildfire resilience affordable for California homeowners, including those struggling to find insurance or forced onto the California FAIR Plan.

Through the program, homeowners can borrow up to $50,000 for terms of up to 15 years: a 5.99 percent interest rate for eligible households earning up to 120 percent of area median income (AMI), and 6.99 percent for households above that line. A minimum credit score of 620 is required, subject to underwriting and approval. The loans finance improvements identified through Madronus's wildfire resilience platform — such as fire-resistant roofing, ember-proof vents and defensible-space work.

Homes that complete the work can pursue the Insurance Institute for Business & Home Safety (IBHS) Wildfire Prepared Home designation, which can unlock coverage and premium savings from participating insurers — a lifeline for owners dropped by commercial carriers. The partners caution that insurance availability and savings depend on the property and each insurer's underwriting, and individual savings are not guaranteed.

With insurers retreating from California's fire-prone areas and premiums soaring, pairing mitigation with financing is a new market answer: harden the home first, and coverage becomes possible again.
