Charlotte Metro Active Listings Up 13.2% Year Over Year in October; Median List Price Down 4.1%

CHARLOTTE, N.C. — Charlotte's housing market tilted toward buyers in October. According to monthly data released by Realtor.com on November 6, active listings in the Charlotte metro area reached 11,547 in October, up 13.2% from a year earlier — nearly twice the national increase of 7.4% — giving buyers noticeably more choice.
The metro's median list price was $419,900, down 4.1% year over year, a larger drop than the national average decline of 2.2%. In October, 27.1% of listings in the metro had a price cut, and the median time on market was 65 days.
Analysts say the combination of rising supply and falling prices gives Charlotte buyers more negotiating room, though longer selling times also point to a cooling market.
