Boise New Listings Surge 14.2% in October as Prices Climb Against the National Trend

Friday, November 6, 2026 · Real Estate · GSM News

Boise's housing market ran against the national trend in October, according to Realtor.com's market report released November 6. New listings in the Boise metro area of Ada County, Idaho, jumped 14.2% year over year, while new listings nationwide fell 7.5%.

Active listings in the metro totalled 2,888, down 4.4% from a year earlier, even as national supply rose 7.4%. The median list price reached $609,450, up 1.8% year over year, while the national median fell 2.2% to $415,000. Homes in Boise spent a median of 50 days on the market, about 2% faster than a year ago, versus a national median of 63 days. The report says Boise's total supply remains tight, but fresh listings are clearly rebounding and sellers remain confident on pricing. The figures come from Realtor.com Economic Research's MLS data for October 2026.
