DETROIT, Michigan — October listing data for the Detroit metro housing market show buyers gaining choices: homes for sale rose 16.1% from a year earlier, far above the national increase of 7.4%. The metro's median list price was $269,999, up just 0.8% year over year and well below the national median of $415,000, which fell 2.2%. About 22.1% of listings carried a price cut, above the national share of 20.5% and higher than a year ago. The median time on market was 45 days, up 7.1% from last year but still much faster than the national median of 63 days. The data suggest Detroit's market is shifting in buyers' favor — more inventory, flat prices and more price cuts — while homes still move faster than the national pace. The report also notes that Detroit-area list prices remain far below the national median, keeping the market attractive to first-time buyers and local move-up families. The figures come from October multiple listing service (MLS) records.
